My kind of town - Deer Park Deer Park is my Home Town and is a warm, friendly, charming small suburban village. There is plenty of open space in between the homes with many ponds and lakes. We have Cuba & Ela Marsh forest preserves and Deer Park is adjacent to Palatine, we have Deer Grove Forest Preserves. My family and puppies enjoy the bike & hiking trails which are well kept and very scenic. The trails run through the preserves and town of Palatine. Last year Deer Park had our 50th Anniversary at our very unique Vehe Farm/community center. Which is an 1800s restored and preserved farm and property including a barn, butterfly garden, walking trails, sports fields,pond and more.   |  | | |
 Deer Park IL is 37 miles northwest of Chicago. Sets in Lake and Cook counties of Northern Illinois, Cuba township & Ela township.The purpose of the original village was to keep control of the land use and zoning for the land east of Barrington IL. They accomplished that by setting the land usage as mainly 1 acre residential lots (homes on 1+ acres) with a small portion zoned for business and light commercial. We do have a newer mall "Deer Park Town Center" one of my favorite places to be in Deer Park with great shops and restaurants. "Stoney River" with the best steaks and sea food. I have been there 30+ times and have not had a meal I didn't enjoy. Definitely my favorite place to eat in my home town Deer Park. And "Biaggis" for great Italian food. Being Italian I don't visit there as often 15+ but I have enjoyed every meal there and I am very picky when it comes to Italian food. My second favorite place in my home town Deer Park IL. Deer Park shares Barrington and Lake Zurich schools. Check out their report cards on my site. Kildeer Police do a great job protecting our residents and homes. And 3 Fire departments are very well equipped and do an excellent job with our fire protection and safety. Many people have not heard of Deer Park IL. It is worth a visit and a great place to live and buy a home. First Time Buyers >The Seller May Pay
The costs of buying a home may be daunting. For example, you may have finally saved enough for a down payment on your first home, with a little left over to buy the furniture you will need. Then you hear about having to pay closing costs you weren't anticipating, and this may seem like a real setback.
One way to cover such a shortage is to make the sellers an offer that calls for them to credit you for some of the closing costs. As a rule, the sellers may pay a maximum of 3 percent of the sales price if the buyer is putting five percent down. If the buyer is making a down payment of 10 percent or more, the seller can contribute up to 6 percent of the sales price to cover the buyer's closing costs. Some items, such as prepaid taxes and the first month's mortgage payment, must be paid by the buyers. Sellers may also contribute to paying the appraisal, points, title insurance, settlement attorney fees, state or local transfer taxes and similar items.
Keep in mind that if the credit is included in the price of the house, the appraiser will have to justify the amount, based on sales prices of similar homes in the neighborhood.
